General terms and conditions (GTCs) for renting our holiday home in Sweden

Subject of the contract:

These GTCs regulate the rental of the holiday home "FoRest House" of K&R Ferienhaus GbR in Qvarnsövägen 18 in 57797 Rosenfors, Sweden by Karolina and Robin Mohr to the tenant.

Booking and payment:

A booking is only binding after written confirmation by the landlord. A deposit of 30% of the rental price must be paid within 7 days of booking confirmation. The remaining amount must be paid no later than 30 days before arrival.

Cancellation policy

Cancellation policy: 100% refund up to 30 days before check-in, 50% refund 14-30 days before, no refund less than 14 days before check-in.

Arrival and departure:

Check-in is possible from 4:00 p.m., check-out must be by 10:00 a.m. Deviations may be possible after prior agreement.

Use of the holiday home:

The holiday home may only be occupied by the number of people stated in the rental agreement. Pets are not allowed. Smoking is not permitted anywhere in the house.

The wine cellar is only set up for private use within the house. Purchasing wine for consumption outside the house and reselling it is strictly prohibited under Swedish law. The price per bottle to our guests only represents the cost price.

Obligations of the tenant:

The tenant undertakes to treat the holiday home and its inventory with care. Damage or loss must be reported to the landlord immediately. The tenant is liable for all damage caused by him.

Liability of the landlord:

The landlord is not liable for loss or damage to the tenant's personal belongings. Use of the outdoor areas is at your own risk.

Waste disposal:

The tenant undertakes to separate and dispose of waste properly. There are stricter requirements in Sweden. Please follow the separation guidelines in the existing garbage bins.

Safety:

The tenant is obliged to close all doors and windows when leaving the house.

Emergencies:

In the event of an emergency, the Swedish emergency number 112 must be dialed.

Place of jurisdiction:

The place of jurisdiction for all disputes arising from this contract is the Hamburg District Court.

Miscellaneous Changes and additions to this contract must be made in writing. Should individual provisions of this contract be invalid, the validity of the remaining provisions remains unaffected.
